Total Elevated Roofing · Omaha, NE · Owner-Operated
Total Elevated Roofing publishes pricing because we believe homeowners deserve realistic expectations before scheduling a contractor. Most roofing companies avoid discussing pricing online altogether.
This page explains what we charge for roofing, siding, gutter, and repair work in the Omaha area, along with the conditions that affect pricing within each range.
Total Elevated Roofing is owner-operated. When you call, text, or schedule work, you’re communicating directly with the person performing or overseeing the project.
Total Elevated Roofing is fully licensed and insured in every city we work in.
Repair Pricing
Exterior repairs vary significantly depending on roof pitch, access, height, materials, leak complexity, and whether shingles, siding, or flashing systems must be removed and reinstalled. Rather than publishing unrealistic “flat-rate” pricing, we group repairs into realistic ranges based on the complexity and labor typically involved.
Service Call Repairs — $299 to $499
Single-item, single-trip repairs with minimal material. The work itself is straightforward — what moves the price within the range is the difficulty of the repair.
A pipe boot or damaged vent on a walkable single-story roof falls at the lower end. The same repair on a steep two-story with limited access takes more setup, more safety equipment, and more time — and lands higher in the range. We'll tell you where your job falls before any work begins.
Common examples:
Pipe boot replacement (one boot)
Kickout flashing repair or installation
Box Vent / Turtle Vent Repair or Installation
Securing a loose ridge cap
Minor caulking or sealant work
Single area patchwork
Standard Repairs — Typically $550 to $999
Repairs that involve material matching, leak diagnostics, or multiple components in one visit. Half a day or less on site.
Common examples:
Shingle patch (a small section of shingles replaced)
Multiple pipe boots or flashings in one visit
Small siding patch with color or profile match
Small ventilation repair
Gutter section replacement
Multi-flashing repairs
Significant Repairs — Typically $1,000 to $1,999
Multi-area or multi-component repair work. Half a day or more on site, with real prep, real material, and real labor — but still a defined repair scope, not a custom rebuild.
Common examples:
Shingle replacement across several areas of the roof
Ridge replacement on a section
Ventilation corrections
Valley repair or replacement
Larger siding patch with paint matching
Chimney repair (Flashing, Siding, Brick Work)
Step flashing rework along a wall or dormer
Partial gutter replacement
Custom Scope Repairs — $2,500 and up
Larger or multi-trade work that requires a detailed estimate. Examples include chimney chase rebuilds, full flashing system replacement, dormer rebuilds, partial reroof sections, and any work requiring drawings or detailed line item breakdowns.
What affects repair pricing: Extent of work, roof pitch and safety requirements, one-story vs. two-story access, material matching and availability, whether shingles or siding can be removed without damage, leak diagnostics and hidden conditions, roof complexity and flashing detail.
Roof Replacement Pricing
Our roof replacements start at $5.00 per square foot for basic, non complex roofs, with most projects ranging from $5.50–$6.50 per square foot. Very steep, cut-up, or complex roofs can exceed $7.50 - $8.00 per square foot.
Example totals:

A complex or steeper 2,400 square foot roof may range from approximately $13,000–$18,000

Our roof replacements include:
Full tear-off and disposal
Synthetic underlayment
Ice & water shield where required
New pipe boot flashing
Starter shingles
Ridge cap shingles
Cleanup and magnetic nail sweep

Workmanship warranty
What affects the price:
Number of stories (two-story is more setup time and safety equipment)
Number of roof facets (more cuts, more flashing, more labor)
Roof type and complexity (cut-up / hip & ridge roof vs. simple gable)
Pitch (steeper roofs take longer and require more safety setup)
Specialty flashing details (chimneys, skylights, dormers, dead valleys)
Shingle product chosen (Malarkey Highlander vs. Vista vs. basic shingle lines)
Tear-off requirements and decking condition
Not sure of your square footage? We pull exact measurements from satellite imagery before quoting.
Roof replacements include manufacturer warranty on the shingle product itself (varies by product, typically 30–50 years) plus our workmanship warranty on the installation.
How Much Do New Gutters Cost?
Most seamless aluminum gutter replacement projects in Omaha are typically priced by the linear foot, although final pricing can vary depending on home height, access, downspout requirements, fascia condition, and overall complexity.
Typical installed pricing:
5-inch seamless K-style gutters: typically around $12–$14 per linear foot
6-inch seamless K-style gutters: typically around $14–$17+ per linear foot
These ranges generally include both eave gutters and standard downspouts.
Example totals:
A smaller single-story Omaha home with approximately 150 LF of 5" gutters often falls around $1,800–$2,100
A typical 250-LF two-story home with 5" gutters and downspouts → around $3,000 - $3,500
A large 400-LF two-story home with 5" gutters and downspouts → around $4,800 - $5,600
What affects gutter pricing?
Total linear footage
Number and length of downspouts
One-story vs. two-story access
Steep landscaping or difficult ladder setup
Fascia repair or replacement
Custom miters and fabrication details
Gutter guard installation
Oversized 6" gutter systems
Most Omaha homes perform well with standard 5" gutters. However, 6" gutters can be beneficial for larger roof areas, heavy valley water flow, or homes that have experienced overflow issues in the past.
How Much Does Vinyl Siding Replacement Cost?
Most of our vinyl siding replacement projects in Omaha typically range from $6.00–$9.00 per square foot depending on the product selected, tear-off requirements, trim detail, wall condition, and overall project complexity.
Example totals:
A smaller single-story Omaha home with basic vinyl siding often falls around $10,000–$14,000
A typical two-story Omaha home with full tear-off and standard vinyl siding may range from approximately $15,000–$22,000
Larger or more complex homes with extensive trim detail, insulated siding, soffit/fascia work, or multiple elevations can exceed $30,000+
Our siding replacements include:
house wrap
flashing
trim
J-channel
soffit tie-ins
disposal
tear-off labor
What affects the price:
Number of stories
Tear-off of existing siding (vs. install over existing — when allowed)
Thickness and quality grade of the vinyl (builder-grade vs. premium insulated)
Flashing details around windows, doors, and roof intersections
Trim work, soffit and fascia condition
Wall sheathing repairs if rot is found behind old siding
Siding installs include the manufacturer's warranty on the vinyl product plus our workmanship warranty on the installation.
What About LP SmartSide or James Hardie Siding?
Vinyl siding is the most common siding product we install and the easiest to provide broad pricing guidance for online. Engineered wood and fiber cement products such as LP SmartSide and James Hardie typically cost more due to increased material cost, specialized installation requirements, trim detail, paint, and labor time.
Most LP SmartSide and fiber cement siding projects in Omaha are quoted individually based on the home and product selected.
How we quote your project
Most repairs in Omaha don't require us to come look at the job before quoting. If you know what's wrong and you can send a few photos, we can usually scope it, price it, and send you a written estimate without scheduling a site visit. It's faster for you and it keeps our costs down — which is part of how we keep our pricing competitive.
The three ways we quote:
Remote estimate — most common for repairs and many gutter jobs.
Text or email a few photos with a quick description. In many cases, we can scope the work, price it, send a written estimate, and schedule the job without a separate site visit.
Free on-site inspection.
If the issue is unclear, access is difficult, there may be storm damage, or the project needs a closer look, we’ll come out and inspect it before quoting.
Detailed estimate visit — when needed for larger or more complex projects.
Some roof replacements, siding projects, custom repairs, and multi-trade scopes require an in-person visit to confirm measurements, photos, access, materials, and project details before providing a final written estimate.
All estimate options are free. You only pay when we do the actual work.
Our Warranty
We stand behind our workmanship and believe homeowners deserve clear, realistic expectations about what is — and is not — covered under a workmanship warranty.
Lifetime Workmanship Warranty on Full System Installations
Full roof replacements, full siding replacements, and full gutter system installations performed by Total Elevated Roofing include our lifetime workmanship warranty against installation-related defects.
This warranty applies to the workmanship of the system we installed — not normal aging, storm damage, manufacturer defects, structural movement, or failures in surrounding materials or systems not replaced as part of the project.
Manufacturer warranties on shingles, siding, and other products remain separate and are provided directly by the manufacturer.
Limited Repair Warranty on Tie-In and Patch Work
Many repairs involve tying into existing roofing, siding, flashing, or gutter systems that we did not originally install.
Because existing materials vary in age and condition, repair warranties are evaluated case-by-case depending on the repair scope and the condition of the surrounding system.
When a repair warranty is provided, the covered scope and duration are clearly outlined in writing before work begins.
Honest Condition Assessment
If a roof, siding system, or exterior component is at or near the end of its service life, we’ll explain that upfront. We won’t misrepresent a repair as a permanent solution if replacement is the more appropriate long-term recommendation.
Frequently Asked Questions
Why do you publish your pricing when other roofers don't? Because we believe homeowners deserve realistic pricing expectations before scheduling a contractor. Most roofing and exterior companies prefer to discuss pricing only after an inspection. We take a more transparent approach so customers can better understand typical project costs upfront.
Why is there a repair minimum? Even small repairs still require travel, setup, materials, labor, safety equipment, insurance, and cleanup. Our minimum pricing reflects the cost of completing the work properly with a licensed and insured contractor. Repair pricing varies depending on roof height, access, pitch, materials, and complexity.
Can you give me a price over the phone? In many cases, yes. Most repairs and small projects can often be quoted remotely using photos and a short description of the issue. Larger replacement projects or more complex repairs may require an in-person inspection before final pricing is provided.
Do you price match a lower bid? No. If another contractor quoted you less, they may be skipping steps, using cheaper materials, not carrying proper licenses or insurance, or some combination. While we are often more affordable than many larger companies, we’re still not the cheapest, and we don't try to be. If price is your only factor, the other guy is probably the right call.
What if my repair is smaller than the minimum? Even small repairs require travel, setup, materials, labor, and cleanup. For very minor issues, we’ll always be honest if we believe a handyman service or DIY solution may make more financial sense.
Are these prices guaranteed? No. The pricing on this page reflects typical project ranges — not guaranteed quotes. Final pricing depends on the exact scope, materials, access conditions, and the condition of the surrounding system. We provide written estimates before work begins so expectations are clear upfront.
How quickly can you come out? Most Omaha-area repair calls are typically scheduled within several business days depending on weather and workload. Active leaks or storm-related issues are prioritized whenever possible. Replacement project scheduling varies depending on season, material availability, and project size.
